The survey
Our surveyor will inspect all accessible areas of the property, to identify any current problems caused by dampness, or fungal decay to timbers, including any attack by wood boring insects.
There are a large number of reasons why rising damp can occur. An older building may not have a damp proof course installed, it may be defective in certain areas or may be bridged.
In areas that appear to have a problem with dampness, our surveyor will use a moisture meter: high moisture levels indicate an issue with condensation and not rising damp.
Condensation is a major problem in today’s society where it can be both unpleasant visually, resulting in black mould growth evident on surfaces, and it can also lead to health problems.
High moisture levels are associated with fungal attacks (both wet rot or dry rot). The underlying cause of any moisture must always be identified. It is usually the result of a defect in the building, or a lack of appropriate maintenance leaving a pipe leaking, blocked rain water goods, defective roof tile or faulty pointing. In many cases high moisture levels are also caused by poor ventilation.
Our surveyor will report their findings back to you in detail. Regardless of the root cause, Tay Property Services can apply any treatment required, and fix the associated source of condensation.
The surveyor’s report will include full costs for all work found to be necessary.
If you commission Tay Property Services to undertake the work required, all preservation work will be undertaken by our own employees, and a comprehensive 30-year guarantee will be issued on completion of all Timber Preservation work or Damp Proofing carried out.
